So you have decided to become a first time investor or have increased your property portfolio or have decided to rent your current home, this guide will give you a thorough understanding of the letting process, a landlords obligations and the Hopkins Ward Service.

We offer a free no obligation letting valuation. Either Ian or Robbie will personally visit your property and advise on all aspects of the rental process.

We will advise on landlords/property responsibilities as far as current rental standards are concerned. This can range from smoke alarms to drying facilities. In recent times basic letting standards have changed, and we will ensure your compliance.

We will advise on any decorative/refurbishment works that could or should be undertaken prior to entering a tenancy. Although we are not here to spend a landlord’s money, we would hope to give good budgeting advice to ensure a higher rent and a better calibre of tenant.changed, and
It is important that we set a rent that is competitive, compliant with RPZ and achievable. Using our extensive knowledge of the local rental market, we will value the monthly rental amount based on location, size, condition, parking etc. At this point we can also advise on whether a property can/should be advertised as furnished or unfurnished.

For first time landlords we are more than happy to put aside more time at our initial meeting as we are aware that becoming a landlord can seem a minefield but in placing your trust in Hopkins Ward we will simplify the process.

Having been in the private rental market for over 20 years as a tenant, I have met and dealt with a couple of letting agents. Robbie at Hopkins Ward was (hopefully my last) by far the fairest, down to earth, no waffle, agent I dealt with. On the thankfully, rare occasions I had to contact him, he was always upfront and honest. If something had to be done it was done professionally and as speedily as the landlord would let it. Obviously the landlord rules the roost, and Robbie always made sure the landlords interests and wishes were acceded to. There was always a clear and open line of communication. My first impression of the man was affable, knowledgeable and straight forward. In conclusion, I can see why Hopkins Ward are receiving high accolades from tenants, landlords and property owners alike. I don't think I've ever actually posted a review, but when you get good service, sometimes it's good to publicly acknowledge it.
