Selling your property is one of the most important decisions you will make during your lifetime. There are a number of small steps that you should make in order to get ready to sell your house.
- Instruct your solicitor. The most important thing to do before you sell your house is to instruct your solicitors to request the title documents from your lending institution (if applicable). This can take weeks or sometimes months so it is best to get this process started at the very beginning. You don’t want to have any unnecessary delays when an offer has been accepted. Most people are reluctant to engage your solicitor as they think it will cost them but it will cost time delays further down the line if this is not done early in the process.
- Declutter your home. When selling your home you need to put yourself in the buyers shoes and think about how the buyer would see your home at a viewing. The best thing to do it to remove the clutter from the hallway, living room, kitchen and bedrooms. It’s a great opportunity to get rid of some items you don’t remember that you had!
- Tidy the garden. Remove the weeds, put fresh compost in the flower beds and cut the grass. A well presented garden will appeal to buyers – even if they are not green-fingered themselves!
- Repaint if required. Although it is a big expense prior to a sales campaign, if your property hasn’t been painted in a number of years, it could benefit from a fresh coat of paint. Or sometimes, it might just be a bathroom or hallway that needs to be freshened up.
Making a small effort with the above items can definitely reap the rewards when your house does go to the market and the above are all small and simple steps you can take to help sell your home.
